Anyone know some good areas to buy income property? (Charlotte: sales, real estate)

This would be a home strictly for renting out. Are places near UNC-Charlotte, Uptown or Harrisburg good places to start looking? Where could I look for find more information about this, and what type of home does well as a rental unit here?

Lots of condos and smaller single family homes right off Back Creek Church Rd. across the tracks from UNCC and in the University City area.
Most real estate tracking services have shown an increase in value for homes in the UC area over the last 24 months. Some are better than others.
I've been tracking certain condos very near UNCC off Back Creek Church that have an excellent rental history with a mediocre sales history that has been turning around.
