We had an issue w/ people that were months late on payments. Luckily most are all caught up now. But at the time, the board was taking about putting a lean on delinquent owners. I think people got wind of this during HOA meetings before actual letters went out. Push your board to go this route. You shouldn't have to make up the difference.

They should publish their names in the quarterly news letter to embarass them. They should list there name and address and how much they are behind on.

I can not figure out why people move to neighborhoods if they don't like/want HOA fees. They MUST be paid or a lein will go on your property. Move to a neighborhood that doesn't have them if you don't like/want them. Very simple!

You MUST budget that amount in for what you can afford!

Not so simple. Easier said.
In SE Florida there is like NO area worth living in with NO HOA's.
However, we pay crazy HOA's anyway....$287 per month, and they have nerve to assess us when they want.

This is the letter we got yesterday:
Maintenance delinquencies continue to increase and 5 accounts are currently with the attorney. While we still are able to meet our obligations, there will come a time when drastic measures, including assessments, will becomes necessary to make up the shortfall.

They've done this in the passed to us!
That's why is so important to become an active and pro-active member of your HOA. When I was living in Miami's I decided to be part of the board because were getting a new assessment every year, at some point our my monthly dues where more than $600/month.
Being a member of the board is not fun and it needs time and commitment, but it is really necessary. If the home owners don't pay attention to budgets and expenses it can get really scary, if problems arises it can get to the point that the whole condominium can have a lien placed in the common area's, law suits, etc.
