The sales agent was pretty honest and said that it was due to the plant. I asked about how that was affecting home prices and she said yes it has but hopefully the plant gets fixed in the coming years.

Traveled to NC this week and spent an afternoon in the Waxhaw area. We saw Cureton, Millbridge and Marvin Creek. We only had time to drive through Lawson, but really liked what we saw. At Marvin Creek, the sales rep wasn't helpful and we hope to come back and get someone different. In Cureton, we absolutely loved the M/I Homes. Even though the lots are small, they left some trees between the homes. We liked the floorplan of the Cunnane Group homes the best, but they didn't leave many trees and the lots are small. The realtor at Cunnane was helpful and forthcoming about the problems with the waste treatment facility. Turnberry Homes seems to make a beautiful home too, but like Cunnane, they didn't leave many trees between the houses. Millbridge looks like it will be nice, but still lots of dirt being turned over. The Ryland model was beautiful, but as in Cureton, they have smaller lots in Millbridge. Drove through the Cureton Harris Teeter to see if I smelled any offensive odors, and there was a very slight odor. We will be back later in the month and plan to do much more investigation.

Just curious, do you know what the sales persons name was at Marvin Creek and was the Meadows or Estates collection. I bought in the Meadows and all 3 sales girls are so wonderful. I can't speak for the Estates. I know last year I went & they can be a littly snotty, but I have not been there recently & the sales girls turn over alot. Not in the Meadows though. In the Meadows they opened all the lots and they are all a miniumum of .75 acres. Thats what we loved about the area. I loved MI homes in Cureton but could not digest the tiny lots with big homes on top of each other. The street is even tiny. Do you think the smell at Harries was due to the fact it was a food market? Let me know if you want more info on Marvin Creek-Meadows section. |

In response to threesons, the sales rep at Marvin Creek was a lady who looked to be in her 50's (no names mentioned
) and I believe she was with the Estate Collection. Yes, she was snooty. The problem was that she didn't want to answer questions about the Meadows collection. I'm in sales and just can't understand why she couldn't help me. Not the best tactic to win new business! Guess she doesn't get paid commission on homes in the Meadows Collection so she thinks, "Why bother"... I'll be back in NC soon and will try to schedule an appointment with someone who works in the Meadows Collection. |

I also was really shocked at the small lots in Cureton..after seeing what is at there in the same price range I am really happy with our lot at St. john's.

The sales agents are getting into a lot of hot water for not disclosing things to the buyers... like that we were all moving from Weddington Elementary to a brand new elementary school (Kensington) on the skirts of the quesitonable section of waxhaw. They sold this area living high off the lure of Weddington Elementary and sadly many fell for it -incuding us. There has been so much press and so much discussion about this "smell" issue that even you as the "seller" of the home must disclose if you have ever smelled the odor. Hence my earlier point to being careful about purchasing in this area. The original homeowners who blew the cover off the waste water treatment plant live in Quellin in the Turnberry section and foolishly went public with this issue. I hope for their sake they never have to move because they are quoted in the observer about their concerns over the plant. Which means, they MUST sign an addenduum per NC law regarding smell in the area. Not disclosing gives the "buyer" an opportunity to take legal action later. We lived in a section closer to Waxhaw-Marvin road and further away from the plant. We never smelled the plant. That's why I'm not surprised that Anklin Forest doesn't have problems... it's a beautiful development but it still hurts the area. There are wonderful kids and parents in thie neighborhood of Quellin who didn't deserve being blind-sided by a realtors need for a quick sale. And, the people who should be held responsible are the developers and builders. The developers knew very well what was there and wanted to see if they could really sell real estate in this area... they got the land for cheap and are putting houses up hoping you'll take them off their hands. In regards to the "IT" I wrote in the ealier message, it didn't stand for Indian Trail... it was an emphatic gesture to capitalize. Sorry. And, on a final note, I can't help but comment on all these people looking at the chimneys.... are you all looking at the homes with the thought of "price per square foot?" running through your minds.... if you are coming from the north, I know that isn't typical practice as we moved a lot and area tends to supercede PPSF in the north--- but in the south, you really need to pay close attention to this.... I could be wrong, but I think you are totally paying for an OVERPRICED home in the chimneys of Marvin... isn't that a PULTE build.... ??? Good luck with your choices but make sure at the end of the day they are "your" choices... not your realtors. |

Regarding the Cureton Shopping area, does anyone know what is planned for the next phase?
