I was told by a rental agent that Homeland Security regs now require landlords to get very specific info on renters and also have issued warnings about renting to anyone who could not show proof of employment.
I cannot find anything online that confirms that at all.
Gotta love Homeland Security. Thankfully it's only a warning and not law.

I supposes it's not impossible to rent without a job but it is very difficult. I am an apartment dweller here, this is what I know....
Apartments statewide use the same lease application made by the Apartment Association of NC. As himain stated the lease holder must be able to show a monthly income of three times the monthly rental rate. Therefore a $900/month apartment requires minimum $2700/monthly income. Income is verified by two recent pay stubs or the past two years tax returns. You must list three most recent employers and any other documented income you have. Undocumented sources of income will not be considered.
In NC employment is important. The apartment company has a checklist of 5 questions to decide if one qualifies. Question #2 is - Is employment information verified as stated?
Rental properties (houses , townhomes) may have different policies.
ETA: I just remembered something else that may help newcomers. At many apartments only full time students can have a co-signer. Enrollment must be verified by the school before the application will be approved.

Thank you so much for the info! I hope this will be helpful to people coming here to rent. I had read an article w/in the last two months (and it may have been from a link posted here) that stated newcomers have ended up in homeless shelters or trying to seek spots in homeless shelters - b/c they came here w/o a job and can't find a place to rent. That truly concerns me! I would hate to see my adult children go to a new city and end up living out of their car. I would hope someone would warn my kids ahead of time.
The rental market is extremely competitive right now. Maybe not so much with the big corporations, but I'm SURE you can find a private investor who is sitting on property that they would be thrilled to rent. In my professional opinion, if a person is willing to put up a strong security deposit, has good credit, and a solid job and rental history, an investor would love to rent to them......in my opinion

NCHomeBoy - do you have any info on how a newcomer would find private rentals? Would you suggest classified ads or is there some other place to go (like a website) for rentals here in CLT (kind of like a FSBO website - but for rentals, LOL).
It would be good if we could list any helpful info in case someone would be reading this and is looking for a private renter.

I guess since people are asking about CLT . . . it would be easiest to give them that first, even if they decide after coming here that they would rather be in H'ville or Ft. Mill . . .
At least it would give someone who is searching some kind of idea where to start calling. I would think rent that starts around $650-700, maybe?
