Hey everyone,

Long time reader on this board - just registered.

Just put the deposit to have a house built by KB Homes in Prosperity Ridge.
My soon-to-be wife and I really like the area. After a lot of reading/seaching, I could not find anything really bad about the community (except the usual - be ware of all tract builders).

Questions:

Anyone live here already?
Approximate electric bill for a 2500sqft new construction - In my 800sqft apartment, its frequently ~$60. We like to have windows open unless its absolutly necessary to use HVAC.
Can I get a recomendation for a good inspector to use at each stage of construction? I think it would be a good idea to have an indepdent party review everything as we go.

Went form 749 square foot to 2651.

Couple of questions is the house all electric? do you have split systems?

I have two air conditiong systems, electric right now is around $40, I have gas water, heat & range.

In theheight of summer elec bill topped out around $130, I installed programmable thermostats and use ceiling fans at night aswell.

I used homeexaminers for drywall inspection & final walkthrough, if you need more info I will DM you.

Yes, split system.

Electric water heater, oven...not 100% sure on the cook-top yet (Id like gas).

To me it was worth the money to get gas.

Builder wanted $250 a thermostat for programmable, the ones I bought where $80 each at home depot/lowes etc.

I purchased both of them online for a total of $60 including shipping.

Just looked current bill is $38.87, gas bill is $82.77
