Default Madison Park

My partner and I are interested in possibly purchasing a house in the Madison Park area. Does anyone live in this area or know anything about it? From what I've already searched it seems to be an area with older homes (50s/60s) with the vast of the population being older couples and young professional couples. I also read that as you get closer to South Blvd, the crime gets higher.

Our price range is no more than 210k so our options are even limited in this area. We aren't really interested in flipping. Please advise and if there is another area near the city that is worth checking out, let me know!

I was just having this same conversation with a colleague of mine, who lives in Madison Park. My husband and I are considering this area as well.

I'm not sure if the area will fit your max budget, but there are definitely many, many homes in the neighborhood that are under $300K. We toured one in an Open House yesterday - it was 3 bedrooms and 2 full baths, with an asking price of $295K. Personally, we thought that was a little high, as the upgrades they chose to make in this house were a little strange... they had not done anything with either bathroom or the kitchen, yet they had refinished the hardwood floors and had beautiful dentil molding (sp.?) in the formal living room and dining room.

My coworker loves the area. She is married and has a baby on the way. She tells me all the time that the neighborhood is a great mix of singles, couples, young families, and older folks.

If you are working with a realtor, perhaps s/he can tell you more about the area and take you to see some of the homes on the market.

Here's my take from two points:

I used to live there and loved it. Most of my friends who grew up in the area have purchased homes and renovated/updated in or around Madison Park. You can't beat the location, character, and price. We sold our house for $92K 11 years ago! I would love to have it back.

In addition, my professional opinion is strong about the neighborhood. I am in the area often at all times and feel very safe and comfortable. My current home is going on the market this week and I will be looking in Madison Park and along the Park Rd. corridor near Woodlawn.

12 years ago there was three gas stations(much smaller then), Park Rd. shopping center of course, everything on Montford including Pappas' bowling alley. Look at it now and they are still redeveloping due to growth.

Thanks, Charlottean... your post helped reinforced my opinion of the area a bit.

When you lived there, do you remember having any "smell issues" from the treatment plant that's nearby? I pass by the treatment plant on my way to/from work (on Tyvola Road) and sometimes it really does smell pretty bad. However, my colleague says she never smells it. Has she built up immunity (LOL) to it? Or does it really present a problem?

No, not at all. Now closer to Tyvola yes you do smell it from time to time.

We looked there and ended up in Huntingtowne Farms which is off of Park road just a little bit south of Madison Park. Its slightly more pricey but a lot nicer and safer, plus, it has access to a great park and pool/tennis club.

I used to live in Madison Park and loved it. However, I doubt you'll find anything in MP for that price. We ended up buying south of there, in Montclaire, on Archdale between Park & South Blvd. We are near the treatment plant, and the year and a half we've been here, haven't smelled a thing. Also, Starmount across Archdale is a good neighborhood.

I've lived in Madison Park for over 10 years and it's been great; you're close to uptown ( about a 12 minute drive ) and within a couple of miles of SouthPark Mall where there's always something going on. The appreciation here has been great until last year - about 20-25% on average. There are really two side to Madison Park.. I used to live on Prentice Place near Pinewood Elementary School and it was great - good neighbors and everyone seemed to have pride of ownership and took care of their property. I have since leased that house out and now live on the other side that adjoins Montclaire subdivision and STILL love it. You're price range of $210k is still in the market range.. albeit a little on the low side but there are still deals to be had from time to time. Montclaire and Starmount were built at the same time as Madison Park and both are in your price range.
