We are really interested in purchasing a home in this subdivision. It's in a great location (near Elon Park school and 521 Park, Blakeney shopping center, etc.) Our concern is that so MANY houses in that subdivision are on the market. Is there something going on there that we should be aware of? Or is it just a busy marketplace.

I've taken a look at Southampton Commons, as well, as I currently live in Ballantyne and really like the area. I'm not too keen on the taxes, but that's another argument for another time.
I was looking at another neighborhood (Willowmere) that seemed really nice, but there was a lot of inventory on the market there -- there were even 3 out of 4 houses in the same cul-de-sac on the market at one time! I could never get a straight answer on what the situation was there. I'd also be interested in knowing about the neighborhood and what it's like. |

It's a HUGE development and there are always a ton of houses available in there. Also many sellers are original owners and are selling to move up or cash out the equity/appreciation they have.
I'm sure there are a few that need to sell for other reasons too. |

I live in Southampton Commons and LOVE IT.
We have a number of houses up for sale but that is purely some of the houses in the older part of the sub-division. I am in the newer part (Daventry). Some others are moving out because they have larger families now (we seem to have had a lot of babies born recently in this neighbourhood!). There is nothing wrong with Southampton Commons at all and I would highly recommend it. We have wonderful neighbours. Definitely consider this development as we are so close to the new school, the family Sports Connection, the Peak Fitness facility and we are going to get some shops open opposite us too. Not to forget the new Harris Teeter within walking distance. My daughter attends Community House and it is an excellent middle school. She will be going to Ardrey Kell next year and that is also excellent. We have a lot of kids here who will be going to the new Elem school. I did want to tell you also that we do have a strong sense of community. One story to show this is - towards the end of last year, a young girl who is probably around 9 years old disappeared. News got out very quickly and everyone was out looking for her. People in cars and foot, etc. Even the older teens join the search. The little girl was very safe. She had gone to another friends house a few streets away and had forgotten to tell her parents. Even though her parents were very upset with her, they were very comforted to know that everyone was out looking for her and that gives you a good sense of security. |

I live in Southampton. It's the other side of the street. Our side was built first. Yes there are a lot of homes for sale but the people i've talked who have theirs for sale is due to job change, or they want to take advantage of the low housing rates and move up to something bigger for cheaper. Things on my street have sold in a week, so things are moving at least. I like my side better b/c I have a larger lot with a ton of huge established trees unlike Southampton Commons which tend to be smaller lots and not as woodsy and they have the bermuda grass which I don't care for I found out in my last neighborhood. I love the area. Everything is right around us.

I am looking at buying a house in Southampton Commons.
I noticed that most of the houses do not seem to be selling well in Southampton Commons especially those along Westmill Lane. Also, this Lane seems to have most of the houses that are being sold in the communitiy. I would have thought that since the houses back out to a wooded Park/Reserve and have privacy, they would be the most in demand. Is there some information that I am missing like - are there some proposals to tear down the park OR rezone it which is leading to everyone wanting to leave? I would appreciate your feedback. There are just so many houses for sale period in Charlotte and this side of town. There is tons of new housing right beside that neighborhood so I don't think there isn't anything wrong with the neighborhood. Take advantage of the great pricing. I know I wish I could move and get something cheap now!
