Maybe a long shot but we’re seeking local knowledge regarding these two neighborhoods as we expect to make an offer on a home in Birkdale/Huntersville or another in Bordeaux/Cornelius next week. Both seem about the same with respect to shopping, access to CLT, schools (both Hough), and crime. Bordeaux is closer to LKN (though no public access within walking distance?). Birkdale median home prices are a little higher so I assume it’s a little “nicer” neighborhood? Age diversity? Resale? Traffic? Property upkeep? Services? Other?

My understanding is that Birkdale is now Hopewell (and that should have already been in effect this year), as is I believe everything South of Sam Furr/NC-73 that is west of I-77.

Maybe not a huge difference, but because it is south of NC-73 I would say it does offer better access to CLT (particularly at rush hours) since you can avoid 73.

Birkdale does seem like a very family friendly neighborhood. I'm not too familiar with Bordeaux but it looks like it's on the smaller side so I'd be curious how much of a "neighborhood" feel it really has (if that's even something you care about).

Haven't followed it very closely (or read all of these) but I know they are planning some development around the golf course:

From the limited amount I've heard I think a lot of the Birkdale residents actually think it could be a good thing.

By Birkdale do you mean Birkdale Village (north of 73, Adjacent to the shopping center), or Birkdale Golf? (south of 73). Both of those are a very different feel. While both have the ability to walk to the shopping center for food and entertainment, the northern one is much more convenient and the closer placement of houses makes it a more inviting community for walking, where its just easier and quicker to walk vs getting in car and finding parking. It has a younger demographic. With the lager lots and more spread out homes in the golf community, walking is more for exercise.

Bordeaux is a nice neighborhood. It has smaller houses and lots than the golf neighborhood, but it is well kept and looks great. You can walk to either Ramsey Creek for lake access (and dog park), Blythe Landing. There's a nice lakefront boardwalk around Vineyard Point Condos Next door. You can also walk to Morning star Marinas, so you have options to walk to a place to store your boat or walk 2 boat clubs.(Freedom, Carefree).

I live nearby and frequently walk through all these neighborhoods. I would live in all of them, it really just depends on which one fits you best.
