University area - most diverse area of Charlotte IMO. Has light rail now to get to uptown. Some parts are better than others but even the better parts are probably more reasonably priced than some other areas of the metro.

Forget University City? I think most people in Charlotte tend to forget that unlike most cities, many of Charlotte's suburbs are actually incorporated into the city's municipal boundaries.

+1. Seems like it checks most of the OP's boxes.

Concord is 20 percent black, 12 percent Hispanic, and 4 percent Asian. But I think the university area or NODA would be better suited. But I am not sure if homes are still available in NODA for $300K. But the northeast corridor ( university) or the area along South Boulevard north of Pineville could be a possibility. Or maybe around Carowinds Blvd area.
