Hello fellow Charlottians,
I have narrowed down my choice to the following subdivisions. I have 2 kids ( preschoolers). So very good elementary school ( good middle/high school as well), near by preschools are important along with very good kid friendly neighborhood. I work in collesium area and may have to work in uptown down the road. 1. Canterbury place - Ryan ( off of weddington rd near Mckee rd ) 2. Chimneys of Marvin - Pulte ( off of waxhaw-marvin rd) 3. Barrington - Shea homes ( off of Bond grove church rd) IMO, all of these are good but I want to know which one is better ? I plan to make an offer in a week or so. Please compare communities, location, schools and builder quality/reputation. I am also considering Providence grove - Ryland, Ardrey chase- Centex and Cureton - Standard Pacific homes. Thanks in advance for all your knowledge and valuable opinions. |

barrington is shea, not all that many amenities...very nice homes...location isnt too bad..
The chimneys of marvin-Pulte Nice great location to schools as they go to Sandy Ridge which is Excellent, Marvin Ridge Middle and HS which also are excellent...Pricey in my opinion, as we almost bought there and decided against it... I dont know anything about Canterbury so I cant help you there..lol Ardrey Woods dh knows someone from work who lives in there and he is happy, remember that is Meck County/S.charlotte so they are different schools than the developments your looking at here in Union... Standard Pacific WE LOVE in Cureton, awesome club house and pool, and ALOT of children as well..cant go wrong here, now I am in a Ryland home now and love it its a resale, I would defiantly buy another one, Providence Grove is nice, small pool and nothing in the clubhouse...and they will be attending the new Middle and HS...Alot of children in Providence Grove... Now have you looked at Lawson and Millbridge? the amenities are amazing and I know so many people who just love it...I also have friends moving to Millbridge and they are very excited Ryland is building there as well... It would also depend on what type of Sub Division your looking for Amenities and all!! All the above mentioned are nice in there own way and becomes personal preference on what type of home your looking for ![]() either way you cant go wrong with ANY of the schools that go with any of these sub divisions... I agree that you cannot go wrong with any of them since the schools in those areas are wonderful. However, I must say that I have a few friends that live in Caterbury and it is a really pretty neighborhood. I love all the trees around since it has been around for a few years!

I can see the recent sales data that has been closed until Dec 2007 from the Union county web site.
If I want access to the sales data for Jan to April 2008 and Under contract pricing data ( homes that has not been closed yet) , where to get that information ? Would the Realtors have access to that kind of information ? Thanks, Jay. |

Yes realtors have access to current information...including if there were seller concessions (i.e., closing costs paid) which may be important when you decide what to offer. We do not have the contract amount for pending deals -- we don't get the sale price and concessions until after it closes.

I am familiar with all of these neighborhoods and they all are good in their own way. However, I am now always prone to look at those where I have the best opportunity to make/keep appreciation! Providence Grove then, would have to be your best bet! Large lots, .3 to .5/acre, and it is a small community. (This is sooo important now more than ever since builders are closing up shop. I would hate to buy in a nieghborhood not finished - you may never know what type of builder may move in and start building!!) Plus, the neighborhood is almost finished - good time to buy from the builder!

My sister lives in Providence Grove and just loves it there.
However, a word of advice- if you buy in there, do NOT use Ryland's mortgage broker. They totally dropped the ball on things and made a big BIG mess for my sister. |
