Call one of the bigger real estate schools, they will advise you - Gallagher or Mingle. A 75 hour course is required for starters.

My understanding is that the percentage cuts with firms and their agents can vary depending on which one you go with. You would have to get licensed then shop around to see which one you feel you would fit in with. The first course is about $300., but there are others you have to take after that. You also have to pay to take the state test, then pay for your license renewal every year, plus MLS fees - none of which I can quote for you. But call one of the schools I listed, they will tell you everything you need to know I'm sure.

Not allowed by state law. You have to be licensed to "learn on the job".
