Default Crismark in Indian Trail feedback

Hi everyone,

This may seem repetitive. I know I have read some brief info on Crismark here in past threads. But I am closing on a Westport home in Crismark tomorrow and will be moving by months end. Just curious how you like the community if you live there or have any info or advice that may be helpful to a new neighbor.

It is my wife and me and our 5 year old daughter.

We need to put a fence up asap for our dog. What is the quickest way to go through the Home Owners Associateion to get this done as quickly as possible?

Are you pretty happy with the community if you live here?

I am building a home with westport in crismark community .. I wud also like info and feedback abt the community and the HOA as such.. ADR.... i wud like to know how was ur building experience with westport homes and also whether u had home inspection and whether this builders r using greenboard or OSB/ Ply wood. Wud like ur feedback with respect to ur building experience as such. Thank u and wud appreciate feedback.

RVS- All in all our building experience was good. It took a while to get started but once they started it went fast. On our last walk through we found some stuff and you always will. The carpet contractors patched a spot in our carpet . We just didnt close. I told them to fix it right and we will close. Our was also eyar end thogh and there was a big rush to get homes closed by year end. We have been happy with the building superintendant though. I think you get alot of house for the money. They use OSB board. I prefereed wrap but in this area it isnt really needed that bad. We did not use an inspector. Our real estate agent and an inlaw who has built homes and is pretty knowledgable about it went with us to the pre drywall meeting and the final walk through. Did not find any broken trusses oranything. Found a couple bowed studs in pre drywall and they fixed.

What section are you building in, the Cambridge series or Westport Series? We are in the Cambridge Series. It looks like a nice neighborhood. I think we should enjoy it. Are you from around here or are you transplanting?

Once foundation went in about 90 days. It
was amazing how fast they went up.

Oh good to know 90 days.. Am hoping they wud take the same time in my case too.. Lets wait and see..

I can't answer questions about building since we bought a house that was built for someone else,and didn't get fiancing to go through or something like that. But I can answer about the HOA. I just joined the social committee, and it seems like they're working very hard to make this a nice neighborly neighborhood. It's going to take sometime since it's still a new neighborhood going through growing pains, but everyone has been really nice. That being said if you want to put up a fence I would suggest getting the paperwork done right away, and make sure you follow up on it.
The problem is you have to send the request to Henderson (property management) who records it and assigns a number to it before it even gets to the ARB. I sent my request in and waited a week & a half to follow up. They got it but sat on it because they needed something else from me, and didn't bother to call or contact me in any way to get that info. Once they get what they need they send it to the ARB for approval. The ARB has up to 30 days to respond, if they don't as long as it's within the guide lines you have an automatic approval. My request was sent over the 19th ove December, I have not heard anything yet. I just scheduled my fencing to be put up on the 19 of Jan since it's now only a week away and I have approval either way. Very frustrating that it has taken so long to approve a fence that is the same as about a dozen or so in the neighborhood.

That is my only real complaint. Well that and neighbors that park on the street even though they're not supposed to. The street is too narrow & it makes it extremely difficult to get in your driveway when there's a car parked across from it. But that's a whole different rant.

I too find it frustrating that getting a fence is so difficult, but coming from an area in Charlotte that did not have a HOA and having neighbors who let there house go to crap, I don't mind the negatives to reap the positives of an HOA.

If you don't mind me asking, who is doing your fence?
