Default Third Ward Condos

Anyone live(d) in or visited the condos in 3rd ward uptown? I'm looking for two people to share (husband and wife) with a possible dog in the near future. Let's pretend for now price is no object.

Best picks, anyone?

3rd ward is a great neighborhood. Can't say anything bad...except you don't want to be down near Cedar & W. 1st. St. There is a homeless shelter there and there have been a few problems right in that immediate area...but generally speaking they don't bother anyone....other than that...3rd Ward is great and the location is great...just try to be closer to W. 4th St...Gateway Village is also fine!

Since you seem to know this area well, what do you think about the area across Trade St (technically 4th ward but right on the cusp of 3rd Ward) on Sycamore? Ryan Homes is building a new development there by the elementary school. It's kind of off by itself but still only 2 blocks from Gateway Village. I was curious if that area could be sketchy...

I would not hesitate for a moment. The area right behind there is very mildly sketchy...and is only a matter of time before that is gone too.

Are you talking about Irwin Ave Elementary School right by Ray's Splash planet?

Plus they are building a dog park in Frazier Park a few blocks away.

The problems on the otherside of I-77 seem to stay over that way. Plus there is a Police sub-station in Gateway Village on the W. 5th St. side...between Clarkson & Cedar...just a few blocks from there.

Police are always on foot patrol, bike patrol & car patrol. I feel triple protected living Uptown...and I would live in that area you are speaking of...especially if you had a garage. That is the most important thing since over 7,000 cars a year are stolen in Charlotte alone.

Remember that if you wait until an entire area is revitalized...then the prices are much higher.

Yup, I am referring to Erwin Elementary. The new condos that are going in there are really nice, seem to be a great value, and they do have garages. I was considering one as an investment property but am completely on the fence because I'm worried about the real estate market and the number of condos in Uptown(so many being constructed).

That is my concern as an Uptown resident...being over saturated. Generally in the last few years...Uptown sells very quickly. Things may be a changing though. We have doubled our money in 6 years Uptown though...most places take 10 years to do that or longer.

Uptown is very safe...watch the news...how often do you here about crime in Uptown Charlotte...hardly ever...if ever but home invasion in the suburbs are almost everday or every other day.

My neighbors sold there unit a few months back in 2 weeks.

Well, I don't hear about Uptown Charlotte crimes on the news but I know multiple people who have been mugged or had their cars broken into as well as a case or two of vandalism. My current roommate moved from 4th ward to South End because he said the crime was getting too bad.
