I know you are looking for single family, but have you considered condos here in Uptown. You probably would not get an instant return, but in a few years I bet you would get the most return. Uptown is "HOT". I live here. Have a neighbor whoo bought a loft in 2001 for $165,000 and sold it last year for $300,000. No where else in Charlotte will give you a return like that. Not any where else in Charlotte.

Me: Another CA-to-Charlotte looking for possible RE investment options
Hi all,
Sorry to continue on an old thread, but I recently moved from CA to Charlotte and am looking to invest, Gone through the postings of this thread.
I saw a new development in 28262 university area, heard that it gets ready by mid-summer 2010. Could some one help advise me on other possible and/or better alternatives as well?

Are you hoping to buy one piece of property to invest in? Or are you interested in land? I know of a land developer who may be looking for investors.

Has anyone bought houses priced in the $40,000 range as rentals?
Is it tough to evict deadbeats?
Should rental be placed into a LLC to protect the owners from legal actions.

Evictions in NC require court action and the actual eviction is performed by the Sheriff. You can't do it yourself.

Head to South Carolina. The property taxes are 30-40% less.

If you have kids and don't want them being constantly rezoned around the Charlotte Mecklenberg School System, then stay clear of Mecklenberg county. Fort Mill, Indian Land, Clover etc. is your best bet. Feel free to PM me for some specific tax rate examples.
