Yes, there is a 60-day punch list & the warranty is up to 1 yr after your closing date. If it is something you brought to their attention prior to your
1st anniversary, that is covered under the warranty, they will take care of it. You might have to keep on top of it to get it resolved. I know of 2 people that are no longer in their warranty dept. Danny in warranty is who you have to contact now.

A light over the kitchen sink for starters. That is a given I would think. Also, a light over the stovetop if you are not having the microwave over the stove. Lights were placed "around" the kitchen island instead of above the island where you actually use the work surface. A light above the shower in the master instead of one in the middle of the room - makes for a very dark corner where the shower stall is. Use of the correct paint on horizontal shelving - does everything you have on a ledge, shelf, or windowsill stick to it if left there a certain length of time? All the Niblock homes in my neighborhood have this problem. A shower head that is not facing the door of the shower stall so you get all wet just trying to turn it on. I also expect a warm master closet and not be told by the hvac contractor that if I want the closet to be warm, I should leave the master closet door open in the winter. UNACCEPTABLE! I have been running a space heater in the closet in winter since we moved in three years ago!

We have had the bottoms of the closet doors fall out, there are numerous dings in the trim work that was just painted over instead of a nice smooth piece of trim. Since they do not heat their homes when they are working on them in cold weather, this causes problems. We had to have two floors of carpeting restretched after two years because the house was cold when it was installed. They changed window contractors during our build and we were not notified we were getting different windows than we originally signed up for. We just recently discovered an attic fan which was supposed to be part of the upgraded package for our particular home, was not installed. The list goes on.....

I just found out Mark is no longer there. He was the one I have been dealing with since 2006!! Some of these issues go back that far with no resolution to date!

Maybe that's the reason why Mark is no longer with them???

I'd make a list of all the problems & keep at them.

Enjoying the post, thanks for all the input. So, we are building with Niblock and have already had some issues (however we have resulted them). We love the plan and the neighborhood we selected, so we have high hopes that all will go well (we like our Niblock sales rep). Lessons Learned already, know the plan you select to build inside and out! Find a model and go through it 4-5 times. Travel around a Niblock community and look for your plan and study ALL exterior sides of the house. Things are'nt always what they seem, so you MUST do your due diligence. Sounds silly, but you MUST or the building experience will start off on a bad note. Keep posting your comments on Niblock and I will continue to share mine!
