ok thanx, i did miss the old huntersviile, i was wondering where it would have been, also i was in a rush we were trying to escaape the toronado watch that friday evening, was a strange feeling, all i could think of was where could we go that has a BASEMENT.

Our realtor had a 2 hour open house on Sunday and it drew pretty strong interest (12 lookers). No offers as of yet. The majority of the feedback was positive. The only negatives were things out of our control - "not enough square footage", "we want a downstairs master". It can be stressful, but I have to keep reminding myself that the signs been in the yard for less than a week. Besides, we've got about 4 months until the new house is done.
Are you concerned about selling your home in CNY?

The average for me anyways is around 120 days. I wouldn't worry to much at 7 days

I do have some concern, but my realtor said that it shows beautiful, has granite, hardwoods,etc- i guess it will come down to price, if i am willing to sacrifice, then it will sell, which i am sure will be the same as you. Yes i also would like a master down, but am realizing no home is perfect, you have a great home,if i were ready now i would buy it, it is a florr plan that i do like, and the corner lot is a draw for me, just trying to accept house after house after house.

I'm a worrier by nature  I'd rather sell too soon and have to worry about finding temporary housing for a month or two, than sweat it out at the last minute.
Is your 120 day average from the start until the property closes, or until an offer is made?

until an offer is made, i hope to put it on the market in 5-6 weeks,anything goes from there, either way i will have to find temp housing i am sure, i wont even try to coordinate in conjunction of two houses.
Where are you building again. and what builder?

And camillias are gorgeous, as are rhodedenrons, pyracanthus - friendly fences. Pretty to look at, some can be painful to go through.... I have pink camillias - 10 ft. Can't remember the purple / red tips with the small white flowers in spring - way overplanteed and get fungus very easy

It only took my parents about 2 1/2 months to sell their little Whitesboro rancher 3 years ago and they used one of those Assist to Sell low commission agencies, so I wouldn't think it will too hard for you from the sound of your place. You're right - price is the key.
I'll keep you up to date on what happens with our place.

We're building the Arlington model with Brentwood Homes (brentwoodhomesusa.com) in a new neighborhood called Walden Park in Fort Mill. They build a Saussy Burbank type bungalow / cottage style house and they use fiber cement siding, which is key for me since I dislike vinyl siding. I had an inspector take a look at some of their houses currently under construction and some of the specs and he told me it was excellent quality. I was also very impressed with what they offer with their base package as far as cabinetry, flooring, molding, light fixtures, etc. Plus, they're offering $7,500 in upgrades and $3,000 off closing costs if you use their preferred lender.

Until it was officially under contract. I must admit though my numbers are probably skewed as I had a couple go under contract in less than 2 weeks.
