Guess I better pack up the car and head for some mecca of prosperity, where water is plentiful, traffic is non-existent and ne'er is heard a discouraging word.

Now let's see <studying map> . . . I could go up 95, to DC or NY or NJ . . . oh heck no. My friends are from that area and they came here to escape the problems . . . so . . . Hmmmm. . . head down to FLA . . . woops. Hurricane season and big bugs . . . Okay. I-40 . . . let's see . . . St. Louis!!! Dern, flooding out that way . . . Geeeee. <scratches head> What about Michigan. Ooops, no jobs.

Well dern. Maybe . . . Atlanta!! No, too much traffic and they don't have water either (Lake Lanier - pitiful shape). CHICAGO!!! No . . . nasty winters, rough commute, houses are expensive . . . SEATTLE!!! OMGosh - only 37 days of sunlight a YEAR?????? . . .

Oh well. Looks like things are about as good here as any place else I can think of . . .
I know of a blue haired 20 something that likes to sleep with 18 year olds- perhaps we could get em together and they could form their own little Utopia!

This is heaven compared to many other places. I wouldn't consider moving. I'm thinking you made a thread here that isn't gonna go over to well!!

NCguy is on a distinguished road
Default We're fine long term.

We bought our house for the long term and I think we'll do fine, in terms of future appreciation, even if Wachovia is long gone. We don't care if we lose value short term, but since we bought in 06, we caught a little of the upswing anyway. While we didn't buy here for an investment, my wife and I think Charlotte has a chance of being one of the future hot markets, as more people find this hidden gem. We moved here to live in a great place for a young family and eventually watch our son graduate from high school "B" or "C" or something like that . Whatever it is called, I'm sure he'll get a great education and enjoy the same high quality of life he's experienced here already. We're so spoiled here, that we now think the upper 80's is too cold for the pool !

Someone please help me! I bought a house this year. What am going to do? I had not expected Charlotte to crumble beneath me.. Please send me some Stouffers or something to survive?

I will admit the planning is a bit poor in Charlotte, but it in no way does it have hard core traffic issues and I am tried of hearing about it. Yes we have tie ups during rush hour, oh boo hoo... I do hope we plan some roads and get Raleigh to recognize us down here or in 10 to 20 years it may be bad.

Water? HA HA.. lowest water rates I have seen.

Wachovia people aren't going anywhere. A if even if they get bought, you may see a 10% reduction, which would suck, but not dry us up. JPMorgan would be fools to relocate all the people to NY.

Hey but I appreciate that you can speak your mind on the forums. I just wish you had better arguments and a point versus being Chicken Little.

Now that I have gotten all my bad jokes out lets discuss your post . Unless I missed it I didn't see you live here. And if you did you would have no incentive or motive to do a number on CLT living. So what is your motive, You seem like a bright guy that knows how to write. Paragraphs. Grammer.
Thought process, etc.

My guess, and it is really a guess--you are a buyer like me. But you're different in that you are trying to short the market. Did you learn that trick in the stock market or did some sage teach it to you? Think you're wasting your time on this board because most of the people here are pretty smart.

I cannot see any other reason that someone would write a thread like this--what do you guys think?
je
I believe he came up with the "All's for the worst in this worst of all possible worlds" scenario that is about as likely to occur as me replacing Brad Pitt in his next movie. Charlotte will survive and prosper long term even if it loses Wachovia. That would hurt for a while, but Charlotte has time, momentum, demographics and optimism on its side. The sun will continue to rise in the east and Charlotte will continue to grow! The growth rate may vary over time, but it will continue. This is from a guy that sees the glass as half-full, but I see the nice full pitcher in the distance!

Your post makes it seem like this is the worst place to buy, and this isn't happening anywhere else in the country. The real estate market is still much better here than some other places. I didn't buy my house to sell it & profit from it (though that would be an added bonus). I bought my house, because I like it. Even if the value of my house goes down here, my old house in FL definitely lost more value as a percentage of price than what is going on here in just the last year. IMO, it is a great time to buy a house. There is a lot to choose from and you can get a great deal. Why wait to purchase a house if you can find your dream home at a good price right now? If you wait because you think prices will fall, your dream home might be gone.

Not true. It's not the people that make the pizza. It's the water.

Great post, Whytewulf! And don't worry - when the Apocalypse hits, I have plenty of Stouffers so come on over.

I agree - the Chicken Little mentality is rather annoying . . .
