Default HOA fees?

I am relocating from Cali and I have noticed a lot of people have an HOA. In Cali, people who have HOA own condos/townhomes not homes. Do homes in the charlotte area have HOA fees and have regulations as to what they can do with the house that they bought? Oh and if its the norm for the homes, how much are the HOA fees? Thanks

Most newer communities have HOA's. Fees will depend on how large the community is and how much common property exists that has to be maintained and if the community has a swimmingpool with or without lifeguards, etc...

There are older homes in communities where there are no HOA's or optional HOA's.

The HOA rules are generally in place to maintain the property values of the community and take care of the common areas like the entrance, playgrounds, pools, tennis courts, etc...

Yes there are fees and rules. Fees vary -- often depending on the community amenities and service provided by the HOA. Right now in my neighborhood the fees are just under $500 a year -- we have two pools, tennis courts, two playgrounds and a clubhouse. Newer subdivisions with pools seem to have fees a bit higher.

In terms of rules, they are usually structured to protect property values in the neighborhood. For example, chain link fences are often not allowed and you can leave your trash bin outside forever.
