It'a all relative - coming from where you are coming from 400,000 may sound cheap - for most of us it is very expensive.

The history of this area is probably important here. Hunter Oaks was one of the first subdivisions just over the county line -- construction began in the mid to late 1990s. Land was much less expensive. At that time, Rea Road stopped at Ballantyne Commons, and it took a (relatively...) long time to get to many shopping areas. If you told someone where you lived you might as well have said "Alaska." The other more expensive subdivisions were developed later (many after Rea Road was opened south of Ballantyne Commons) -- land had become more expensive and it was almost if everyone wanted to move to Union County. It became more of a supply vs. demand situation and it seemed they couldn't build the homes fast enough.

Right now, I think Hunter Oaks and Somerset are great "deals" -- while they are in Union County and have the advantage of lower taxes, at least for the time being, they are also closer to Ballantyne and South Charlotte (and uptown) than they are to the town of Waxhaw, so don't let the Waxhaw address fool you

Just curious...do you realize (at all) how insulting you sound?
We live in Hunter Oaks and are thrilled, beyond measure, that our realtor suggested this community as a perfect match for us.
Our children attend one of the best school clusters in the entire Charlotte area. We are close to some of the area's best shopping, nightlife and recreational opportunities. The ammenities in our community are perfect for families with children. People are very friendly and community oriented.
In other words, Hunter Oaks is one of the better "get-the-most-for-your-money" communites in the area, IMO.
We have plenty of friends who reside in some of the more "ultra" upscale communities, such as Firethorne, Longview, PDS, etc. Each and every one of them have issues with the "snooty" factor in their communities...go figure.

Why not look at Kingsmead? It's the more "upscale" section of Hunter Oaks.

I don't mean to insult you, just put off by your post.

It seems like a nice community, and the ones surrounding it (e.g., Marvin Creek, Providence Downs, etc.) are a lot more expensive. I was curious why this community was priced significantly lower.

If you compare the property sizes, the overall square footage and the layout of the homes in Marvin Creek and Providence Downs compared to those in Hunter Oaks, you will see that there really is no comparison. The homes and properties in PD and Marvin Creek are significantly larger.
Your use of the word "cheap" in discribing Hunter Oaks just bothered me.

I would not consider Hunter Oaks cheap. It has different price points. We looked at a beautiful home in there last summer that was $525,000. For most folks that is not "cheap." Some of the homes in there are priced very reasonable for a great value. Coming from NJ you get a whole lot for your money down here in Charlotte. Hunter Oaks is in a great area w/ great schools, easy commute to shopping etc.. and a great family community w/ hard working folks that are professionals.
For $400,000 in NJ what you will find is a old run down home that is at least 40 years old and needs alot of work. So this area has alot to offer in homes and you get more for your money.

Marvin Creek and Providence Downs obviously have many homes that are much larger and more elaborate than those in H/O, but it seems that 3,500 to 4,000 s.f. homes in H/O are much less expensive (and no less elaborate)than similarly sized homes in M/C and P/D. That's what prompted my inquiry.

Anyway, thanks for the info.!

PS: I should have substituted "comparatively much less expensive" for "cheap." I was referring just to price points not quality.

That's my perspective. In the Westchester Cty. suburbs of NY, $675,000 buys a 3 bdrm, 1.5 bth, run-down piece of garbage that also carries property taxes of $15k/ year. I'm just astounded by the prices of things here. (Then again, parts of Westchester are within 20 miles of the third best city in the world -- after Paris and London).
