Question Home sales in Charlotte/Union County

I see some threads on here for people trying to sell in NC. My question is to the realtors. What is the average time a resale is on the market (assuming it is priced right)? Does a $200K house on the market sell faster than a $700K, or do you think that people are buying homes of all price ranges equally? I am asking this, because it seems that in the Weddington/Waxhaw area, homes tend to be on the more expensive side.

Also to the realtors - do you find that people desire new construction more than a resale?

It can go either way. The average on market is around 120 days.

In Union County the lower priced homes move faster than the upper end. Yes,
it's more expensive than some other areas but when you put the taxes into the equation it's a better bang for buck than South Charlotte.

Sold roughly 65-70% new construction last year but this varies by year and probably by realtor.

In South Charlotte anything under $225 goes quickly. The more expensive homes take longer. I agree that average is 120 days.

In my area it seems that the lower priced homes are moving quicker than the higher ones. IMO this is because there are more buyers out there for homes in that price range. I think in this area the average time on market (at least for lower priced homes) is less than 120 days...now I am going to check those stats!!!

As far as new construction vs. resale, that is a personal situation. Some people only want new construction -- they get to pick what they want to put in their new home -- and others don't really care. In general, you will pay more per square foot for new construction than for a resale.
