Too bad it's half empty with all those lots for sale It's also a shame so many of the homes seem to be going into foreclosure or are short sales. I hope for your sake things turn around in there real soon!

I like Kannapolis - though as someone above said, for such a small town it is really spread out.

I don't have kids, but in terms of being family oriented and appeal to those buyers, what are the schools like? I see some homes priced at 170s but they seem the higher end. I'd hate to buy the most expensive house and 3 years later see the value go nowhere. I am a first time single female buyer, so please be gentle and kind.
Chances are I've seen the inside few that you are looking at in Mallard Point myself as I was helping a friend of mine house hunt the last 2 weeks.

Its a good area, I know 2 locals there, and oddly enough 1 of them tells me that he is probably the biggest troublemaker there bringing in lots of ppl for poker games on Fridays Such a criminal!

Anyway, the really good school in the area is NorthWest, but from Mallard Pointe I'm pretty sure you'd have Kannapolis Middle/High as the schools. Unless things have changed, it isn't anything to brag about.

You should be able to buy closer to 115-125 in Mallard Pointe. That area is less than 5 minutes away. Good location in terms of getting around / access to 85 though and no terribly sketchy areas next door.
