Default Question regarding Kannapolis area

I will be working at the hospital in Concord and am looking at areas in Kannapolis. I understand that the Research center will be making the area a more desirable place to be. That being said my budget is 150- 200 thousand. I'd prefer a place thats " safe," and not a flood zone. I looked at Mallard Pointe. Does anyone have any opinions about the area. I don't have kids, but in terms of being family oriented and appeal to those buyers, what are the schools like? I see some homes priced at 170s but they seem the higher end. I'd hate to buy the most expensive house and 3 years later see the value go nowhere. I am a first time single female buyer, so please be gentle and kind.

Kannapolis is relying a lot right now on the Bio Tech center. It has caused speculators and investors to start snatching up some of the older homes to rent out. With that being said there are some nice areas. If you are truly worried about Kannapolis then why not do Concord. The commute would not be that bad at all.

Absolutely not bad at all.

I live about ten minutes north of the race track. Using that bio center as a landmark I can be there in about 25 minutes on an average day.

Not sure where Mallard Pointe is, so I cannot help with that. In Concord there are some nice areas you can find older established areas or go for some newer ones. Depending upon what shift you will be working, traffic may or may not be an issue. I commute 20 miles to CMC-NE and travel Route 73 most the way, it is not too bad.

Kannapolis seemed a little rough to me when we were looking. We were looking slightly under the $150k mark, but even then, the nice houses seem to be near some pretty crummy areas.

This is just what I saw from the houses we looked at, and we only spent maybe 4 days in that area. I'd like to hear from someone who actually lives there though, it may have just been where we were looking.

Try the Enochville area, its not very far from CMC-Northeast, the schools are great (Rowan County Schools)...I live in Kannapolis but am not in the city limits..I would not live within the city limits because of the schools.

i just moved out of Kannapolis about 6 months ago. I got VERY lucky selling my home. Kannapolis is a very spread out town and it is very peaceful. Do not expect much for nightlife, restaurants, etc. The town is focusing on bringing in higher income clientel. There are several 500k +++++ neighborhoods being devoloped. If you want a city that is very laid back than it is a town to consider. Of course there are some bad pockets in town also just like every other city. The town got behind the times with developement which hurt it economically. But with the biotech center coming, things should be looking up

I just bought a house in Kannapolis a few months ago. We are new to NC and took a chance on this town and so far are very happy! We are in the Royal Oaks neighborhood (near Cannon Blvd and 85, all the streets are named after states). Our neighborhood is in the Concord school district which is generally considered better than the Kannapolis district (or so I hear... we don't have kids yet). We love it here, the neighbors are all very nice, kids play outside, etc. There are some areas in the town that are more "rough" but I suggest you spend some time there; you will get an idea of which areas are actually not so good and which are just a little less wealthy but good people. For the price range we were at (a little below your range) we just felt that Kannapolis had better deals and was more likely to hold value/go up in value than Concord.

I don't know about Mallard Point specifically. Is it a newer development? Personally, and this is just my opinion, I would be a little nervous buying a more expensive newer home and would rather spend less on an older home in an established neighborhood and maybe just put some money into work if needed. I would look very carefully to make sure that there aren't a bunch of foreclosures around that are going to drag down the area. Also, make sure the construction is good, not something thrown up as cheap as possible; with all the new homes, that is something that would concern me. Other than my neighborhood, there are also some nice homes closer to the research center that you could check out.

Our real estate agent was invaluable in helping us get to know the areas. She really gave us a feel for the area on a street-by-street level, that's the best way to learn. If you want her info, just send me a pm. Good luck!
