Any pros & cons about Providence Downs that the rookie house hunter should know? I looked in this neighborhood 4 years ago. Seems $750K is the minimum now. It would make a nice move up neighborhood.

Providence Downs is a very nice community; one of the most popular with buyers. I have clients that live there and seem very happy with everything. It's well kept, convenient and the homes are very nice. If you buy there and maintain your home you should see a healthy appreciation over a period of time.

Wow do I wish I had bought a lot there 4 years ago too...
There are 62 houses in there listed as active on the market -- 32 are resales. Of the resales, 23 are in Providence Downs and the remainder in Providence Downs South. 11 Listings in Providence Downs are less than $750K...

I agree it's a beautiful neighborhood with wide streets and nice lot sizes. Houses are custom so each one has it's own style.

Funny, I was just there today.

Plenty to choose from that's for sure.

As mentioned before each one is custom but obviously some have better lots than others.
