WHY?

There are some very nice neighborhoods in 28269. BOTH ZIP codes have nice neighborhoods.

Lexington, Highland Creek are just a few in 28269 and Skybrook Country club in Huntersville is directly across the street from 28269.

There is nothing wrong with 28269 ZIP if you are looking for a home there.

Just stay NORTH of Harris Blvd & WEST of I-85 and you are totally fine.

Some people would say stay away from 28277. Look at the I-485 parking lot during rush hours. 28269 is an easier commute into Charlotte and you have several ways to get Uptown!

GOOD LUCK!

Wow...stay away from 28269...what a way to roll out the welcome mat!!
Besides some incredible investment opportunities 28269 is very close to large executive parks, Lexington, Highland Creek and The University as well as Huntersville.....

I live in 28277 and it's a nice area or not as well...lol

28269 currently has some rough pockets. I lived there when I first moved to Charlotte and my dad just recently sold his home there.

They do, but they also have alot of nice pockets too.

28269 includes Sunset Rd (not so nice) and Statesville Rd (South of Harris Blvd...not so nice) but also includes alot of nice safe areas.

Prosperity Church Rd, Mallard Creek Church Rd, Eastfield Rd...when you are that far out, you are almost in Huntersville and have nice neighborhoods.

The further NORTH of Harris Blvd and further WEST of I-85 the better.

Alot of Charlotte is changing. What was once a nice area years ago might not be so today and vice versa. 4th Ward which is quite nice. I work with a Charlottean that has lived here her whole life and said that 4th Ward use to be nothing but prostitute houses & liquor houses. WOW what a change today.

1st Ward use to be Earle Village. One of the most notorious drug/crime infested public housing in the city. What a change today.

Any area of Charlotte can change for the better or worse. People buy homes for investments and hope their property values go up.

I use to live in Raintree (Providence Rd & Hwy 51) years back. There were plenty of problems out there. They even had to put a Police sub-station at the Arboretum. Not sure if it is still there or not. Now I think you need to pack a lunch to go that far out now...LOL! Just kidding!

Default It's fine

I live in the 28269 zip code, near Harris and Mallard Creek and it's fine. I haven't had a single problem. I recommend wherever you look, that you take a drive there at night as this is when you can really gauge the neighborhood. I walk my dog through the neighborhoods around here both during the day and at night; it's very quiet and people are very friendly. You really take your chances with any zip code you live in, depending upon what neighborhood your in - there are positives and negatives everywhere.

Perhaps it would not be appropriate to name your opinions of the worst subdivisions in 28269 at the risk of offending anyone. However, if you were giving advice to a friend with a strict budget of no more than $150K-$175K who wished to live in this zip code, which subdivisions would you include on the list for him/her to check out?

O.K. so you like 28269...How are the public schools in that area? I believe you have to look at the public school system before you buy a home. The 28277 zip has great schools, I can't say that for the other zip.

What a blanket answer. Do you realize that 28269 covers over 150 subdivisions, some bad, some not so bad and some GREAT. To name a few Radbourne - upscale neighborhood, excellent location, homes up to 650,000
Davis Lake -on the Lake 600,000
Amber Leigh - 600,000
High Haven- 500,000
Highland Creek - 500,000
Also great affordable communities nearby, Mallard Grove, Brookstone, Norcroft, and Harrington Woods.
All communities within 15 minutes of New upscale North Lake Mall
And some good schools and access to major highways, low crime stats, close to major hospitals..
I do not think you had enough knowledge of the area to give that answer.

Default 28269..

As a resident of zip code 28269, I agree, not recommended. I relocated here from NY 8 months ago and chose this area to settle in because I wanted to be close to work. I live in an above average gated apartment complex off Harris Blvd, which is the main drag running east-west through this part of town. I am about halfway between I-77 and I-85, which is not the worst part of the area, about 6 miles N-NE of Uptown, but it still leaves much to be desired. Traffic on Harris is a nightmare and there is really no alternative route, EVERYTHING is on or off it. Nothing but strip malls; no character of an older city. It isn't even cheap to live here and crime is a bit sketchy as well. I am currently looking for a condo in South Charlotte. You really need to physically drive around town. This is a spread out city and has lots of diversity from area to area and there is no substitute for exploring on your own before picking a place. It is a big decision, do not rely on web sites or strangers. That includes me for that matter I suppose ...Best of luck to you. I still love the city but not my neighborhood.
