As a former industrial & commercial real estate broker, my advice is to get in touch with an experienced industrial real estate agent & ask if they know of anyone. They can broker the deal by leasing or selling you the property, so it'd be worth their while. The other thing I'd do is mail a letter to everyone in that industry, then follow-up with a phone call, & maybe even stop by. In my experience most owners that wanted to get rid of their business kept it a secret from their employees, but as agents we knew. Often I had to pretend I was a building inspector.
