Am in the process of re-locating from Atlanta to the Charlotte area. Looking at neighborhoods south of Ballantyne, off of Hwy 521.

Hwy 521 looks like one of the more important arteries leaving the city into the not-too-distant-future (5, 10 years), sprawling south Charlotte suburbs.

One of the neighborhoods I like is BridgeMill. It is located approx 8 miles south of I-485 on Hwy 521 and I am concerned that 521 is going to grow up into a "real", 4 or 6 lane hwy (like GA 400 in Atlanta).

Would really appreciate feedback re: concerns about traffic congestion directly off of Hwy 521.

The 521 Corridor is one of the fastest growing areas in South Charlotte. I don't know of present plans to widen the highway. Bridgemill is a nice community with low Lancaster County taxes.

My folks live off 521 and I also have friends that live in BridgeMill (just in case you are not aware...BridgeMill is located in Indian Land, SC - and falls under the Lancaster School District/Lancaster County). No doubt the traffic will continue to increase as the flow of growth has spilled on over into SC now. Don't remember the exact year...but it hasn't been that long that a portion of Hwy 521/Lancaster was made wider. Just in the last two years you can definitely tell traffic has increased...but I would think a far bigger concern would be what will happen to the 485?

Back to my friends in BridgeMill, they love it there!....and personally I think sitting between the Ballantyne area (Charlotte, NC) and Del Webb's Sun City location in Indian Land/Lancaster, SC...will be a real estate homerun.

I agree, that area is the next big thing in local real estate for sure. This will of course create problems with traffic headaches. But as is happening in Union county, folks from other larger metro areas who already live with horrendous commutes will buy anyway because of the the low taxes and great amount of square footage they will get for their money.

521 was just widened a bit and repaved about a year ago. It took them forever to get it done. I haven't heard any plans to make it wider/bigger. Currently it is 2 lanes on each side.

Who would pay for it? Would that come from Lancaster County taxes? If that's the case and it does get widened then I guess we can kiss our lower taxes goodbye.

What I never understood was why 485 wasn't made bigger when they started it years ago. I guess the money just wasn't there and now the traffic sucks big time.
