Townhouse vs Single Family Home
I'm going through realtor.com looking for properties to suggest to possibly check out in Cornelius and Davidson... and I'm seeing a trend that has me confused.
We are strictly looking at waterfront properties. The townhouses seem to be smallish (many less than 1200 sf), and built at least ten years ago. The houses tend to be larger, include a small bit of property, and are built more recently. Yet, the townhouses are more expensive. Any thoughts as to why this would be?
We had initially asked to see townhomes, thinking they were the better buy and that we would get a community pool. However, most of the houses seem to be in associations that also have comunity pools. Any thoughts?

One reason I could think of is the data for "waterfront" is often unreliable -- it depends on realtors correctly tagging properties within the MLS system, and we know how human error can be.
Otherwise, I'm more of an "in-town" guy, so I don't know the market up in Cornelius/Davidson very well. I've got a buddy who owns a brokerage up there and he might know, so I can email him if you want good insight.

The townhomes might be actual waterfront with an open view, whereas the homes might be set in a cove lot and not a wide open view? Just a thought maybe? Waterfront homes in LKN are extremely expensive though...

Here in South FL I have a canal behind my house....therefore I have waterfront
You really need to just go see for yourself what kind of "water" they are listing.
