Default Need info on basement $

I know basements are pretty rare in new construction in the Charlotte area but I have seen a few lately. I wonder if someone in the know could share their knowledge on the approximate cost per square foot I could expect to pay for an unfinished basement?

It depends on who u are building with, some builders we saw were charging 35k-45k just for an unfinished basement..You are aware of the water issues with a basement and such and this is why basements are so costly???? also its very expensive to do apparently...

If we had picked a basement lot with our builder, Niblock Homes, it would have cost us $35K to add it to the cost of the house.

From the communities I have shown in Meck, Union and Gaston counties a finished basement is running 55-60k unfinished 35-45k. Also basement homes seem to be beng built on a what I would consider bad lot's . Sloping hilly lot's that would mean no back yard, so builders are now adding these extra charge basements which use to be free walk in crawl spaces. this is to appeal to Norhterners that want basements

Also homes built in Charlotte before WWII had basements. Homes in Dilworth built at the dawn of the 20th century had basements like much of the older homes in the Northeast. Later homes did not like, the little bungalow. Anything post WWII did not since the popular homes style in Charlotte leaned towards the simple 1-story brick ranch. As of new construction I know that Saussy Burbank builts a very good basement. They used to give it to you finished however not anymore. It runs about 49K.



Basements in new construction are open in the back, the home looks like a 3- story home. Here is a Saussy Burbank home with a finished basement.

Talking One more thing I forget to add! =:)

I forgot to mention that with costume builders (like Simonini & Jas-Am), do basements the old fashion way when their clients request it. However costume homes are on the upper end of the market. Yet the open back basements are nice especially if you entertain alot. Also if you enjoy having visitors over your house for a period of many days. Or maybe you have a college age son/daughter still at home. It totally gives you and your guests privacy while still being in the same house. An ex co-worker of mine had a walk-out basement and she let her school age kids run wild there that way they did not make a mess in the formal side of the house. As with new home building always double check the lot spefications etc etc no matter if it's a regular one or a basement one. There were basements homes builts by Saussy Burbank in the LakeShore subdivision that had a very gentle slope and a nice big yard. So it depends, usually builders will charge you a premium on a good size choice lot especially if the community has turned out very popular. One more thing if a builder like Saussy wont finish it they usually offer the upgrade to plug the basement for a full bathroom, and a sink in the living area so you can make a type of wetbar or you can make it to be like a mini kitchen. That way the basement is not totally dependent on the mainfloor. Imagine having to always go upstairs for the bathroom.

Im glad you liked my posts. I try to help people the most I can, by giving them information so they can make a better decision on their own. Or by when they ask telling them what was Charlotte like a few years back or 90 years ago. Since what happened years ago affects us now, so It's good to understand the past to make better educated decisions for the future not just in real estate but everything! (HUGS)

Default Info on Basement

I want to know if anyone has experience with Ryan homes basement.
I am looking to build new home with them and the lot they have can only built basement. I am from North and moved here so I have a taste of basement. However not sure the quality of the basement. The lot is sloppy so not much backyard.

I looked into Ryland homes and got a quote for an unfinished basment of 30K and finished was 60K..The lots for basement were not good and with all the upgrades and blah, blah, blah, I was looking at like 500k.
