What's Up with Denver/Lincoln County? (Charlotte, Gastonia: transplants, buying, schools)

I was reading thru Sunny's thread asking about Gastonia, and have the same question for Denver and Lincoln County. It never seems like there's any topics about it, or even discussion about the possibility for the area to grow. I would've thought that with the lower taxes and butting up against the western side of LKN along with 16 and the completion of that part of 485, that more people would be moving to that side of the lake instead of continuing to push North up I-77.

But when searching for terms like 'Denver,' 'Lincoln,' and 'Lincoln County,' I always get 'Sorry - no matches or filtered words used in the search query. Please try some different terms.'

The area seems more rural than the rest of Charlotte but still nice with access to the Super Wal Mart and Lowes.

I travel thru Denver alot and to me, its on an "island" in terms of where it is....it doesn't have the attractions and appeal that Concord and say towns in western UC do. No cute downtown area close by. Its far to get to Charlotte (basically only 1 way in and out). Closest decent size city is Lincolnton (not appealing) or
Moorseville.

I'm not saying it doesn't have potential, however its going to take some time.....

To me its really not that appealing, however different strokes....

Yup, not much on here about Lincoln, Gaston & Cleveland Counties, but there are some of us out here. It's not a vast wasteland though.

Taxes are lower in Cleveland & Lincoln Counties, I looked at Kings Mountain, Cherryville & Lincolnton. Cherryville was too far off the beaten track for me. 321 gives a direct path to 85 from Lincolnton. I picked Kings Mountain because it's on 85 & being between Gastonia & Shelby, doubles shopping possibilities.

I think a lot of people hesitate to start threads on the 3 western counties because I've seen people take pot-shots at the area when a thread does appear. Make no mistake about it. There are transplants out here & a much high ratio of natives.

This is not the boondocks, just not built-out yet. I can probably get to South Charlotte faster than a lot of people who are up on 77.

I'm in Lincoln County. Moved here from NJ. What I like about it our here is that there are lots of transplants and natives so it is a really good mix. We live in Pumpkin Center which is between Denver and Lincolnton. I hope it does not build up like the other areas. We bought out here for more space and where everyone knows your name, and that is what we got. We are 30 minutes from Mooresville, Huntersville and Gastonia and 45 minutes to Charlotte. I don't like traffic and congestion. Our schools are also very good. They are however considering building a "Birkdale" type of area here. I think if this happens then it will explode out here.

I live in Huntersville and go into Denver on a regular basis. I could see living there or maybe down near Lowesville.

I live in Denver and thoroughly enjoy it. The Super Walmart is really nice. The biggest problem that I find is the lack of restaurants.

Every time a new restaurant comes in, it's either a Pizza Joint or Fast Food Burger Place.

Give me some Sushi, Thai Food, or a Burrito Bar Denver !!!

I like Lincoln County the beautiful foothills and you can see the mountains once you get pass the tree that is growing in a brick silo. My partner rents live in this area near Vale and the neighbors who live a considerable distance from them have unpaved airport. The other weekend we watch paragliders take off and land. It was beautiful IMO.

Lincolnton downtown is really cute. Nice classic North Carolina town look .
It is one of those towns that the courthouse is in the center of the roundabout.
I drove by last night and I only saw one empty store front
There is a nice walkway that use to be the old train tracks that kinda go underneath and around the town. The natives are really friendly and seem to have different dialect than the piedmont natives.

Denver I havent figure out yet and I guess it is because it is unincorporated with no "town center"
If I was going by the signs the area where Walmart is would be Lowesville but it consider Denver... weird.

Two of my favorite restaurants are the Untouchables and Lake Shore Barebecue in Denver
and for Awesome portion, price and southern cooking it is Aunt Bessies in Lincolnton

From my understanding is the county has strict rules on development is why it didnt baloon up when Mecklenburg was also once you get out of Lincolnton you have limited sewar and water lines.

we toy with the idea of buying land out there for more space, just need to find the sweet spot where we would be close enough that my commute into uptown wouldn't be too long.

You are so right Sunny. During Christmas we took a beautiful horse drawn carriage ride through quaint downtown Lincolnton. My father in law came to visit and also mentioned how surprised he was to see how thriving Downtown Lincolnton was. I would love to know where that airport is, my kids would enjoy seeing it. I feel some people think of Lincolnton as just the area before you get to the downtown area(which is a little tired looking) but once you get downtown it is really very nice. They really do seem to have a pretty good handle on over development and seem more careful about planning. Which I hope will help the area keep it's small town rural feel.
