Came across this today as a free tool that anyone can use that lives in Mecklenburg county:

Real Estate Lookup

Put in your address and click on your parcel. at the bottom, left hand side, there is a link for market analysis tool.

Enter the sales that have occurred in the last three months, but, only put in your bedroom count and/or square footage. Don't put a sales price in.

It should come up with 6 recent sales in your area.

Have some Tums ready. I did mine, and 4 out of 6 sales were foreclosures. (evidenced by "sales price: "0" ). The remaining two sales, when averaged show my property value as being far less than what I paid for the property in 2000. I will never be able to move!!

Wonder if this is a database where Zillow.com pulls its information from?

Only two comps. in my area and both have $0 ;osted as sales price. OUCH

Zillow is not very accurate right now. They cannot keep up with the foreclosures.

Only one comp in my area. It listed for $113/sq. ft. My house appraised for $98/sq. ft. back in January.
