One more thing to add (since I just realized you said you're a grad student). Will you have an office in your department on campus? In my department, those of us that TA have a shared office. Most of the grad students that live near campus find their apartments too loud to really work/study, so they spend most of the day in the office. If you won't have an office, I recommend living someone further away from campus that is more calm so you can get work done.
Also, look into when classes are scheduled. A lot of grad classes are held mostly in the evening, in which case you are more likely to have to walk after dark or wait for an escort.
