I believe the Carmel Rd area was the first one Ani and I suggested to her for her husband to have a less than 10 minute commute  In her price range she would find BEAUTIFUL homes, but sadly, since she wants new construction, she probably wouldn't be happy there (hard as THAT is to believe!!!)

Frank... thanks for the tips. I will look into the area, although I am looking for more non-urban, as you suspected.
ncpeace and lovesmountains... you are right on. Waxhaw/Marvin is probably my top choice right now, after having researched the areas near my husband's office. He thinks I am limiting our choices to much by restricting our home search to ONLY areas south of the city, but... I think it has to be that way. It only makes sense.

Could one of the new infill streets/subdivisions be in the OP's price range in the Carmel Rd/SouthPark area? There are so many new clusters of homes in that area...maybe one of those? I know the bulk of the area is established and leafy, but maybe a lesser-known pocket is out there for under $500k? Just a thought...

No, afraid not - the infil projects along Carmel, Sardis, Providence, et all, are all way over the $700,000 range that I can think of.

Our realtor friend on this board (southCharlotte&union) is VERY familiar with this area - I would highly recommend you contact her for some help. MANY transplants here will vouch for how great she is.

Also, think about the future. Traffic will become heavier and the commute may take longer than it does today. Just something to keep in mind.

I figured as much, given the size and location of them.  I just thought I'd throw it out there to get the OP's commute as short as possible.

You know, years ago (like 20+) it was more desirable to live further away from uptown Charlotte. But in the last 5-10 years that has shifted as Charlotte has quadrupled in size.
Now that we have more grid lock on our streets with more population density, not to mention ALL the wonderful venues uptown, we have become like other cities with a vibrant, busy downtown - people NOW want to live in uptown or as near to it as they can get. Consequently, homes within 5-8 miles of uptown all have tremendously increased in value (with a few exceptions). In fact, if you own a home that close in you are really enjoying knowing right now in this recession that your homes value is not sinking like a lead balloon

There are some recently built homes off Carmel that are in her price range, but they are re-sales and I believe she wants new construction.
I really wish I could convince our newcomer that she is ruling out some of the most desirable property in this county by eliminating S. CLT inside 51. Several venerable country clubs, private schools, upscale shopping. Everything is less than 3 miles from my front door. Darn convenient location.
