Aren't Fair Housing Laws FEDERAL LAWS? Whomever she is, she had better watch what she says...federal laws are no joke. She could get in a lot of trouble, especially if someone could prove she is doing what's called "racial steering," which means that she's calling certain schools "good" or "bad" according to their racial make-up, which is a form of discrimination, in order to steer clients or potential clients to or from certain areas. It's treading on very thin ice...

As an Agent I can tell you 99 out of 100 people moving to union county tell you they only want Porter Ridge Schools or will settle for Sun Valley. Should I tell them they can't have their choice of schools ?

Actually, you're completely incorrect. Just because she didn't mention anything specifically about race, does not mean that a client or potential client won't INTERPRET her statement about "good" or "bad" schools as race-related. Happens ALL THE TIME. Google "racial steering" with regards to fair housing. It has nothing to do with a personal attack. As the daughter of two discrimination attorneys, I can tell you for an absolute fact that this happens all the time. She didn't have to mean it as racial steering, but if someone (client or potential client) could prove to a judge (which is done everyday, and it's honestly not all that difficult to do) that she was referring to racial make up of the school district when she said that it was "bad," she could (and probably would) be forced to pay huge fines, among other possible punishments. This is why most real estate agents know not to give advice about schools, but instead to point prospective homeowners toward references they can use to form their own opinions and make their own decisions about schools. Mentioning schools as "good" or "bad" in and of itself is not illegal, but it's *very* easy for someone to misinterpret your information as discriminatory, in which case you can be found to have committed a crime.

Also, it has absolutely nothing to do with rules of this message board and or anyone's opinion, including mine. It has to do with FEDERAL AND STATE DISCRIMINATION LAWS regarding real estate agents, with regards to fair housing and/or racial steering. It has nothing to do with me being in any sort of "attack mode." I was merely pointing out what any good real estate agent would already know front and back, which clearly, she was not familiar with...apparently, you aren't either. As a real estate agent, it's very irresponsible of you and her to not understand and abide by these very important laws and regulations.

I was actually trying to help her (and others) understand the law, and why what she said should never have been said in the first place, especially on a public message board, where it would be easy for anyone to prove that, yes, she did say it. If you choose to label that as "attacking" her or anyone else, then I feel sorry for you. Since you clearly don't like for anone else to point out your mistakes, I hope that you and she can educate yourselves on this type of *possible* discrimination, so that you and she don't end up getting sued by a client or potential client for racial steering or anything similar.

Again, you don't even have to mention race one single time, in order for someone in our litigation-happy society to misconstrue what you have said, and sue your pants off for discrimination.

I just bought a house from KB. The actual house was cheap, but once I added a few simple upgrades, the price skyrocketed $20K. But then again, why would you purchase a home with no upgrades, when an extra $20K will only increase your mortgate an average of $60 a month. I rather have a nice wooden floor, tiles in the bathroom and a nice kitchen for the same amount of money I would spend at Starbucks every month than a house with no upgrades and a cheap look.

Shes not even representing the person she was giving advice to, hence shes not steering that person for her own benefit, hence shes not breaking any laws. Leave the chick alone and get a life jesus christ. Once she starts dropping the N bomb or trying to become the persons realtor and commenting on schools then give her sh*t, but until then its her personal opinion being stated with NO racial discrimination so chill the fu*k out. Aoyas I had your back before on the other topic you got sh*t for but you are just causing trouble now for no good reason. Give it a rest.

We looked at KB both times we came down, I liked them ok, but my dh really wants to be in the great outdoors... he also didn't like the look of the outside of the homes, and wants a master on the main, and they only have one, which is a 5 bdrm, and we don't need all that, then on top of that, where they build it isn't where we want to live...

Default Look At Pros And Cons

we are in the process of buying a cp morgan home. we have our upgrade book and are going to the 8000sq foot show room on sat. we did do our homework looking for a home (used) but you really have to look at our family it is me, wife, and 3 kids so where are you going to find a used house with 2141sq feet starting at $127,000 and lets just see with upgrades $10,000 and lets just say the ending price is $140,000 the way you want it no remodeling or anything like that plus all new and warrenties....? so that is my ? for all the realitors out there. the newest house we saw with 4 bed 2 bath eat in kitchen so no dinning area with only 1450sq feet was $137,000 and with no warrenties. the house we are looking to build has 4 beds 2 1/2 baths dining area pantry and just like i said 2141sq feet with all warrenties and a 10 year stucture...send me a e-mail if any realitor can do better thx ken also $4,000 in closing cost with 5.75 intrist

Agreed - talk to your realtor. When we bought in Ayrsley, the townhomes were starting around $190k, but our realtor told us before we even walked in to meet with the builder that most buyers were adding, on average, $30k worth of upgrades - this helps you know what may be too little (or too much) and could hurt you in terms of resale.

New Home Buyer...

Well, we just bought a new home etc. In my opinion, you have to know what you want in a home, what is important to you, and what price you are willing to tap out to.Sure we loved all the upgrades!! When they showed us the stuff we asked what upgrade it was etc. I think going with a relocation specialist/realtor is helpful.
