Obligated to take the upgrades?
I found some new home models within my price range in indian trail!. This was only on paper because when I was ready to talk to the agent on duty, she started talking about the additions on the house, the options...all of these things took me well above my price range. How bad are these homes without any of the optional features? anyone bought a home without any additions? Would a builder leave you alone if you dont take any of these add. things?

First of all you should always go with your own realtor they are paid by the builder and there to protect you and tell you the truth about these homes. As far as upgrades go they sales reps want you to get them all as that makes the sale higher for them. Do you need them all NO, do you need some that is up to you.
As an example I showed homes ina area called The Cascades in Indian Trail a Mercedes Community last week. I showed the largest model they make calle da Wrightsville and it was a 3 month old resale that had no upgrades all bulder standards and it was very lage but looked very cheap. My cloent hated it as it was stripped. So for resale you really need to have a few upgrades.
Do you need to buy them from the builder NO If you are handy you can add things as you own the home over time. If you can afford it upgrade your kitchen cabinets( counters if yu can afford it too), Floors and bathrooms. You can add your own ceiling fans, light fixtures,door knobs,nicer doors Etc.If you don;t want to work with a realtor ( BIG MISTAKE and no just cause I am a realtor) ask to see an inventory home with no options then you will get an idea of what the house will really look like.
Also instread of a new home why not look for a new resale in same area . Usually if they are still building new in a subdivision you can get more in a resale home. If you ahve any other questions I would love to help you just let me know

when I was at cp morgan they didn't have basic things such as lights in the breakfast areas, bedrooms, etc, that was extra. Also the wiring for ceiling fans. Extra outlets. they do one per room, more than that costs more... I asked the lady if people really didn't want lighting and ceiling fans etc,, she said you wouldn't believe it,. but its true, alot of people don't want/need them. Crazy!

so on so forth think of how many more than just one outlet per room you want, they dont put lights in the kitchen, breakfast any of the rooms, entry way.....total darkness

CP morgan also give you no neighborhood amenities, tiny lot's and if you are looking at southwinds terrible schools, if you are looking at windy ridge better schools

I agree with the previous poster -- you should ask a realtor to assist you. Realtors often know which builders offer more as "standard" features and which you will likely want to upgrade. Be careful about upgrading too much in a neighborhood that won't support the increased price you will want to ask when you go to resell -- and on the flip side, it may be tougher to sell in a neighborhood if your home has no upgrades if most of the others do. As a realtor, when clients tell me a price range for new construction I am careful about what I show them, knowing that some of their budget will be spent on upgrades. Aren't you a Realtor? If not, I apologize for the mistake but I took some of your earlier posts as a Realtor's perspective. If you are a Realtor, I thought you weren't able to comment on the schools.  Or have I misunderstood?
For the record, WBES is not a "terrible" school. Not only is it a beautiful brand new building but the children are well mannered, hard working, the teachers are caring and the principal does an excellent job of managing it all.

When we bought our place from Centex, an upgrade cost you an extra $300, plus the cost of the upgrade. Our community was selling so fast, they designed them with whatever extra they wanted, and you were stuck with that. But times are a changing!

Its a grey area on the forums I believe but yes Realtors are not allowed to talk about schools.

Yeah she pretty much just broke Fair Housing Laws.
In addition, what she said about CP Morgan is not true. They do offer amenities in a few of their communities.

I know they do. Not only that, from what I've seen, their lots are no smaller than a lot of the offerings by other builders.
