OK so I am not sure if this is an appraisal you did before you listed the home or one that has been done since you have an offer and contract but either way I would at least consider a second one. If the appraiser is refusing to consider other comps that are closer and more recent sales and not even providing a reasonable explaination then I would think they are just being stubborn maybe letting their pride getting in the way of them doing their job. It bugs me when people blame the housin crisis on 1) bad appraisals 2) stupid buyers paying what a home wasn't worth 3) greedy sellers and real estate agents. 36 months ago, buyers were willing and able to pay more for properties. Now, for a variety of reasons, they are not.
It is that simple, what a willing and able buyer will pay.

That is inplied in what the buyer is "able" to pay. If the buyer isn't doing 100% cash (and most folks aren't), then their ability is includes their ability to get a loan. Willing and able.
