Just a couple of questions regarding this area since there doesn't seem to be alot of threads on it.

It seems there's alot of houses for sale for such a small subdivision and I can't understand why. From the amenities it sounds like a great place, nobody's mentioned anything about crime etc.

The only thing I can think of is 485 (why would that be a bad thing?) and possible noise from the airport.

Is there something I am missing here?

My daughter has a friend who lives there and it seems like a great place. Driving through there the houses look great, well kept up, nice amenities, close to a lot of things...maybe a lot of people were bankers and such and are now unemployed?

I used to live there. Quite frankly, the area overbuilt with starter homes (financed on 100% mortgages to marginal qualifiers) because land was cheap, and the development in the area was not sustainable or desirable.

Besides the Overlook, and some neighborhoods up on Mtn Island Lake, there's not much there that will hold its value.

Riverbend itself was overbuilt. There were about 5 or 6 builders in there, and after some initial success, some of the smaller builders sold off their lots to the larger builders just to unload them. Ask Bill Miley of Metrostudy. He was a smaller builder in there in a former life.

It's not bad neighborhood. It's a decent neighborhood surrounded by low end development.
