I have heard that in some communities, HOA Fees can as much as double the minute a builder pulls out because all of the new construction is completed. Has anyone experience this before? Thanks.

While I have not had it double we have seen the price increase. Reason being was the builder keeps the HOA fees down while they are building to attract potential buyers. The new HOA simply did not have enough reserves and had to do this for the sake of the neighborhood.

I think in NC there is a max limit of 20% on yearly regular assessment increases. Special assessments can occur at anytime though. Most bylaws also have some built in limits.

Thanks for the info. Very helpful. Would be nice if increases had a yearly cap.

I was told by someone that Brandon Oaks has some of the highest HOA fees around...not sure if this is 100% true. Just passing on what I heard.
