Hi,

I've found some homes in the Merry Oaks area of Central and I was wondering what everyone's thoughts were about the area. I know driving down central, esp close to eastway, things look a little rough. But I was wondering if there's anyone that lives near there that could provide insight on that area in particular.


I'm looking for something that will appreciate at least 6% a year and as close to uptown in a nice area as possible. Price should be anywhere 120-200, depending on the sq footage. Other than that, I have wants, but I can deal with what I find as long as the area is nice and will appreciate.



Thoughts?

Well, I will most likely get blasted by a few with real estate interests in that area, but here is my honest take.

I would not personally feel safe living in the Central Ave/Eastway Blvd location. If you can't understand why, check the crime stats with the police department.

Many years ago this was a very nice, attractive, quiet part of town. Now it is overrun with a criminal element. However, I do understand not everyone is as hyper safety conscious as I am, SO...if your threshold for living in a more urban type area where homeless walk the corridor, among other things, you should look there. It really is going to be one of the next areas to be reclaimed by upwardly mobile white-collar types. I still think we are 10 years away from it being a "hot" property though. There are other places I would advise you look first like Oakhurst, but the part south of Monroe Road. Good luck

I appreciate your input. I kind of got that feeling as well, but as I drove through merry oaks, it seemed completely different than what central felt like. There were 300-400k homes right down the street.

How would I find the actual crime stats on that area? Would I call the CPD?
