Question I found this house in Troutman, thoughts?

I'm relocating to the Mooresville area. I found this house, listed at 299K, in the Barium Seasons Village subdivision in the Troutman Statesville area, offered as a FSBO. I'd like some input as to the city, schools and the like. Thanks!

a great investment house a house of that size will appreciate very well.

Troutman and Denver are the last cities around the lake that are the next lake cities to grow to mcmansions. Nearby is Lake norman state park is nearby great place to paddle boat or kayak.

I didnt know Troutman touched Lake Norman?

Check the FEMA maps and make sure it is not in a flood zone.

Just curious, and for future reference, if a property is indeed in a flood zone, and financing is needed, won't the lender advise?

Yes, the lender will check later on during the process. My thing is why wait until then to find out? I would much rather know upfront what to expect. Plus depending on how much of the parcel/structure is in the zone you might have to pay additional insurance.

Default Troutman/Barium Seasons info

I am a builder developing property up the road(East Monbo) from Barium Seasons...many of the people who view my homes have also looked at Brium Seasons...I will tell it like it is:
1) Barium Seasons is very nice, but people complain about the setbacks, as it is a sewered community and the homes are built with very small sideyards...your neighbor(s) WILL be close
2) The schools are as follows: Troutman Elementary; Troutman Middle; South Iredell High...I have no opinion about schools, the are adequate IMHO
3) Some buyers have compained about the maketing of the homes in that the developer tends to add costs based on interior/exterior upfits...so beware of comparing apples to oranges...i.e. everything is and upgrade...this is standard stuff, just be aware of the practice.

4) There are MANY homes and lots availble in the subdivision, so I would build new, unless you have reasons for a specific lot-type, or house that you have seen.
5) je homes are on comparatively small lots...the draw of NC in general is the affordability of a home on .5 or 1.0+ acres, Barium Seasons is a classic SoCAl SoFLa subdivision...I know as I am from South Florida.

My homes are located on 1.0-1.5 acres parcels and offer standard high-end options(granite tops, hardwood throughout, etc, etc) and are copnsidered in a different market. Depending on the price and the 'fit n finish' I would be wise to shop around...but I loooove the area.

We looked at Barium Seasons and the houses are a great deal for the Sq. Ft. ,But we wanted a bigger lot with more privacy and decided to build off of State Park Road at Twin Creeks.
