I guess as far as housing goes and property taxes etc. I've gotten a couple recommendations about those areas from friends who used to live in the Carolinas. Thing is its been many years since they lived there and times have changed of course.

LOL ok. I'm thinking 300k or more. Being from Vegas those are considered higher end homes.

Lake Norman, on the water can't be had in that price range, unless you buy a condo. You can find homes in that range in Cornelius however. I used to like these areas a lot more about 10 years ago - now they are too overcrowded with transplants for my tastes. The commute to uptown would give me a headache, though many people (too many in my opinion) do it every day. The interstate is not adequate enough from Lake Norman to uptown until you are right on the outskirts of uptown. Everything is relative though, so it depends on your tolerance level for traffic.

I would also suggest you consider the Huntersville area - it's a little closer to uptown and a nice place to live too.

300k, I think is the medium to low end of those areas. During a typical rush hour 45 min -1 hour to uptown. During regular traffic, less than 30 minutes.

Lake Norman area covers 3 counties-Mecklenburg,Iredell and Lincoln.
Cornelius,Huntersville and Davidson are in Mecklenburg ,Mooresville and Troutman are in Iredell and Lincolnton is in Lincoln.
Mooresville, Davidson, Cornelius and Troutman are on the east side of the Lake and Lincoln is on the West side.
You would find something nice in a lake community (ie community access) that wasn't waterfront in the 300s.
Traffic on the I77 is usually at its worst around Huntersville and then improves if you are going either North or South because becomes 3 lanes southbound and going North a lot of traffic goes off at Huntersville. Cornelius, Davidson and Mooresville are north of Huntersville.

Make that 4 as in Catawba county. This is the NW portion of the lake around Sherrills Ford.

The traffic from The Lake area to downtown is actually better now than it used to be 10 years ago. The opening of 485N and the extra lane to exit 23 in Huntersville has made a huge difference over what it was like at the end of the 90s.
