Application Deposit for Colonial Grand in Matthews?
I was just speaking to a representative of the Colonial Grand in Matthews, and was told there is a $330 nonrefundable administrative/application fee just for submitting an application. There's no security deposit, but of course submitting an application does not guarantee you'll be accepted.
I don't imagine we wouldn't be accepted, but not being from Charlotte, this sounds a little high, even by Los Angeles standards. If I could ask, does anyone have any input on this?

Given that there is no security deposit I'd say it's a wash and wouldn't sweat it. The truth is, they are striving to keep any "problem" tenents out of the complex, which is a good thing for those who do live there

Yikes, that is really high!
I stayed at one of the Colonial properties when I first moved here (Oct 2007). The online application fee was pretty low. Maybe that is still available? Might help to call back and ask a different person.

I think abcornwell just meant it might vary from property to property
Lower end communities would ask for less (like $50) for the app fee but then you might pay first and last month's rents as a security deposit.

It's brand new - which can be really nice, not to live behind other people, and you get all new applicances
It's convenient to a lot of retail, downtown Matthews, the hospital.
The two downsides I can think of - the complex is large, which sometimes in Charlotte means more criminals will be attracted to the parking lots to rip people off. Secondly, it is very near a quarry where occasional blasting does occur (a few times during the day, never at night). It's a bit like living near a railroad track or airport - you have to decide if the noise would be intolerable to you. For me, I like the sound of an occasional passing train or plane, others can't stand it

I live at Providence Court, which is down the road. The administrative fee is $150 and application is $50plus the $150 deposit. The price you were quoted seems right.

A lot of places give discounts on admin fees such as half off. Ask for a discount they may give it to you.

Yikes, even if your denied a rental? That would stink. You have to pay $330.00 for someone to tell you, "your not acceptable"
