Is there truly a large living expense difference? I understand there is a difference in schools.

Well, Mecklenburg is the most expensive tax-wise and housing costs-wise of the three - but that's all relative because even it is considered cheap compared to many other cities in this country. Some of the best schools in the state are located around Mecklenburg, as are some of the poorest challenged ones. So you just have to be willing to live in certain areas to get the best schools.
Cabarrus has good overall schools while I understand Statesville can be hit or miss like Charlotte.
This is just a quick snapshot of the NC surrounding counties. The "200K" line is just to give a more realistic idea of the savings cause, for me at least, seeing the difference btw 0.63 and 0.8387 is hard for me to grasp.
Iredell and Lincoln are harder commutes into Charlotte, because there are only so many road choices to drive around or over Lake Norman. The northern Mecklenburg-into-Iredell area has grown quite a bit, and that contributes to traffic.
