FIRST TIME HOME BUYER IN NoDA/Charlotte
I am planning to move to Charlotte/NoDa in the next couple of months and wondering if anyone can point me in the right direction to find info on North Carolina's first time home buyer incentives (if there are any).

Just curious ...are you moving into the new condos going up in Noda or are you buying a home to renovate or a home that is all ready renovated. I just showed some property there today to a couple from CA and just curious about feedback and attraction of Noda to people outside of Charlotte. Thanks, any feedback would be appreciated. Nope, I doubt...oh well...Bank of America had some good rates for first time homowners.
the seller might pay your closing costs, too...

With new construction and if you use the builder's recommended financing, there are no closing costs. We've done it a couple of times and the rates seem competitive, not the highest but not the lowest, either. We move every couple of years and I just hate paying the closing costs!

Perhaps you already found what you needed. About incentives you asked about. There are programs that allow for more flexible qualification requirements, little or no down payment and reduced mortgage insurance cost without getting wacked over the head like you have been hearing about on the tv, radio, web and the papers. The area you buy, if it is deemed to be an "underserved" area, this would determine if these sort of benefits would be available to you. Just a FYI. Now, I need to find a good restaurant in NoDa. Suggestions?

The NC Bond loan is great for first time home buyers, but few ever hear about it because there are not many lenders that offer it. In Mecklenburg County, you can make up to $64,000 per year and purchase up to $220,000. As long as you have reasonable credit, then you will most likely qualify for the bond. There is also Down Payment Assistance available as well as extra benefits for purchasing foreclosures. We are the #1 lender with NCHFA for 18 straight years, so feel free to pm me with any questions.

Hi everyone,I really need a help. I like one house it's was listed more then what my budget is, it's in south charlotte. It was on the market more then 130 days. So can any one please suggest me how low in percentage i should offer...?Thanks

Talk to your realtor. If you don't have one, find a buyer's agent. They will help you. It doesn't cost you anything. 130 days may or may not be a long time depending on market conditions, the home, the neighborhood and other comps.

Given this house has been on the market for the 5th month it sounds as if it is not a motivated seller so you might not get far. I would offer no more than you think it is worth to you. There are plenty of houses for sale so don't get taken by overpriced property.
