For whatever it is worth, let me first say that I am not in any way suggesting anything negative about your real estate agent, but be aware that a lot of agents have their own side deals with builders (shocking as that sounds)..where they are paid a (side finders fee) to bring people in if they ultimately close a deal. I am told as much as $10,000. So I would be a little suspect of any agent that immediately shoots down the idea of negotiations, especially in this market. What we did when we were looking was to go on the internet and find some homes that we wanted to see, and actively participated in the process. If they are not negotiable, find out who their competitor builder is..and tell them straight up that you will take your bag of money to their competitor if they are not willing to negotiate.Decide how much you are willing to pay for the house, make it reasonable, and then make the offer. You have nothing to lose. You are in control. Good luck...
