She can afford to stay near SP with leaving the county and dealing with a long commute.

When was the last time you checked out prices in Olde Providence???
You haven't been able to buy a house there for $175,000 in about 15 years Most there are in the high $200's dude.
And Chadwick and Montibello??? Good grief, you don't get in those either for less than $400,000, with many up to 650,000 or 700,000.

What loves and Mullman said about Chadwyck and Montibello is true. Beverly Woods and Olde Providence may be an option for the OP's price range (just one house, though! ). How about Cameron Wood or Park Crossing? Anybody know if those are under $400k? I agree with the PP about staying closer to SouthPark than Union County.

Beverly Woods EAST, which is the really nice side of the neighborhood is generally in the $400's, though you can find a few in the high $350s sometimes. You can get in the older Beverly Woods neighborhood, if you don't mind the 60's style houses (personally I find them very unattractive), in the high 200's and up though.
Park Crossing is mostly out, except for their lower end section (Hanover), which does have a few homes in the $300's.
Cameron Wood would be an option however

Thanks, loves. I figured someone would know more quickly than I could go over to carolinahome.com and look myself, LOL! I kind of figured Park Crossing was out, but it's so pretty over there, I thought I'd give it a chance.
Not immediately in the SouthPark vicinity, but within 10-15 minutes (w/o traffic) plus good schools are: Beverly Crest, the near side of Raintree, and Candlewyck. Candlewyck would be well below their price max, but it could still be an option.

I really like the homes in Beverly Crest, but some people find the small lots and closeness of the homes a problem. It is, however, in a great location with good schools for sure. I like the lushness of the Candlewyck neighborhood and the way it's tucked in off of Providence so that some don't even know it's there. Raintree is great too, in certain price points. Unfortunately, many in there look a bit dated and have not been upgraded since being built in the late '70's/early 80's - still the location behind all you can walk to at the Arboretum makes it very attractive for many people .

Cameron Woods and Park Crossing are zoned to TERRIBLE schools. Might have been exagarating about OP but not by much. There are some great fixer upper ranches in there. Candlewyck is starting to look a little run down, IMO. And I don't like it that membership in that crappy swim club is mandatory (and not cheap). Bevery crest is pretty but really tightly packed and needs some trees! There are a lot of smallish Beverly Woods type neighborhoods tucked in around Southpark. Gotta be something in that price range. Might not be 5000 square feet though.
