we refinanced after only being here a year and a half...house price went up and we save because the rates have dropped I will say we used Angie's List and went with Cobblestone Mortgage and they lived up to their reputation from Angie's List.

We just refinanced too. Right before the rate dropped another whole percent. I can't win, I tell ya.

3.875 (30 year) but no closing costs

we see immediate results too (BUT we had a the old house at the time which sold shortly after we moved here) we also try to pay as little as possible upfront that is how we try to refinance

however, if Italy throws in the towel on their economy then they are estimating a drop closer to 3%

We did it after Spain admitted their issues.

yes true ours would have been same...meaning this low we opted for 30 tho
