Could I have some opinions on the Montclaire neighborhood? Is it mostly residential and is there a high amount of renters in this neighborhood? Is there an average amopunt of crime and what about home values in this area? Thank you.

I think Montclaire is a neighborhood where people are buying and fixing up some of the older houses. It is a good close location, and I think it is pretty safe.

This area has well built homes most at around 2000 sq feet and seem rather maintained over all. Built in the 60s the people there now are much more diversified than 10 to 15 years ago.

I have several friends that live there and they love it. About 30% of the homes have been updated or renovated in some way. There is a good mix of different size homes in the neighborhood. Some have basements, etc.. some are very small. The location is great in my opinion and you pretty much have a straight shot anywhere you need to go. Uptown, Southpark, Ballantyne, Interstate, etc..

The area feeds to Waddell high, which holds prices back a bit from the neighborhoods east of there. The homes are well built, mostly brick exteriors, although they usually have 8 foot ceilings and the floorplans can be boxy and compartmental feeling by today's standards. Light rail gets you to uptown in 17 minutes or so from the Tyvola station. 1/4 acre lots with mature, shady trees.

Most of the rentals are close to South Blvd (where you can get a good whiff of vegetable oil from the Cargill plant. ) Get more into the interior of the neighborhood, and it's better.
