Can anyone suggest any family friendly neighborhoods in the Birkdale area in the 300/400 price range?

By Birkdale area I take it you mean neighborhoods in Huntersville that are close to the Birkdale subdivision/shopping. Well you could live in the Birkdale subdivision itself as there are some homes in that range. Some other suggestions that are close by are The Hamptons, Northstone, Cambridge Grove. There are some others a little futher away but not much I like too but these neighborhoods are pretty close to one another. I also suggest Macaulay, Stephens Grove and Latta Springs.

  • Wynfield is the oldest of the 3. It was a Homearama neighborhood and was laid out in the 1980s with much larger lots than what one mostly finds in the area these days. There were also some pretty tight developer restrictions on varying designs of homes and no vinyl was allowed. Because of it's age, the lots in Wynfield are also exempt from a lot of the newer watershed rules. It has a pool, tennis, etc. not shared with the others. Of the 3, the homes have held their value and rarely come on the market.
  • Wynfield Creek is a small neighborhood built on two streets. Lots are smaller than Wynfield. it does not have any amenities area so no pool, tennis, etc.
  • Wynfield Forest is the prototypical late 1990s, 2000s type neighborhood on very small lots, HOA has very tight control over property development, tends to be a bit cookie cutter. Pulte built a lot of "snout" houses in this neighborhood which Huntersville does not allow now. They have their own pool, tennis, playground, etc. It's amenity area tends to be the best of the 3 and they are very strict about any outsiders using it. Wynfield Forest also has a very broad range of price points. This neighborhood has an ususal feature of a raised walkway through the greenway. It's open to the public since the county maintains it, so a consideration on some of the cul-de-sacs.
In the past there has been some animosity between Wynfield and Wynfield Forest over the building of the road that connects to McCauley.
