NJ boy here who would love to be Carolinian. Selling current house in the spring with the intent of moving to NC or SC (looking in Charlotte area due to wife's insurance background). Is there any hope of finding a relatively nice home (just the two of us, don't need anything large) on lakefront property for under $200,000.00? I know it's impossible in NJ but not familiar enough yet with your area to know the costs of housing that well. Do I have any chance of living on the lake in my price range within 45 minutes or so of Charlotte?

No. Not lakefront. Near the lake, maybe, but it won't be much. I don't think you'll find much under 350K, even on Mountain Island Lake or the Catawba River.

There are a few properties on Lake Tillery that are under $200k but your commute will be longer.

OK, I found you one about 45 minutes west of Charlotte. It says Kings Mountain, but appears to be out of the city, because it doesn't have city water & sewer. It's septic system & well.Moderator cut: dm for address & mls . This is on Realtor.com

You'd be paying county tax (Cleveland County) & no city tax. If you're OK with that, do additional searches for Kings Mountain. There are lakefront houses on Moss Lake, but I suspect that they would be more pricey

Other option would be to buy the lot and then build (lots ~40k+), but near 200k would be very unlikely.
