Kitchen Island .nay you can buy your own.
Seperate tub and shower.......yes
Corian counter.......no I personally don't like corian.
Wood floors probably.

I'd scratch the fireplace, and the seperate tub/shower. It's so hot here I'll be using the A/C in the winter!!!

Fireplace may add reslae value, but will raise your insurance if they know about it.

Speaking strictly for resale value:

Fireplace Yes
Island No (depends on how big your kitchen is, but probably no)
Separate tub shower Yes (in master)
Corian (toss up...depends on price point of community in my mind)
Wood Floors I would say yes in kitchen and dining room -- other rooms not totally necessary right now)

Island not necessary unless your Kitchen is really BIG, then it may look funny without one
Yes on Seperate Tub and Shower
Yes on Corian, if the alternative is formica
Hard woods in Entry and Dining and Kitchen, everywhere else is a luxury
